Real Estate Flipping Software

The purchase price is a one-time fee for the license to use our software.  Tax updates are free for one year from the date of purchase, and software feature enhancements and improvements (upgrades) are free for six months. 

There are no required renewal fees; however, if
you wish to obtain the latest version after the six-month period has expired, you may do so at a cost of only $24.95 plus shipping.

  • Changed PDF capability to print reports as one PDF file instead of multiple PDF files.
 
 
Version 11.1:  The following features were added or modified.    April 28, 2006
  • Added "Budget & Tracking" screen.  Enter actual project costs and compare them to the budgeted amounts for over /under variance.  Calculate actual Cash on Cash return during and upon project completion.
  • Significantly modified how Cash on Cash Return is calculated.  Rehab project costs are now considered part of your "investment" and is in the denominator of the formula as rehab expenses are incurred.  The result is a more realistic and understandable return calculation.
  • Negative numbers are now conditionally formatted to turn "red."
  • Eliminated Internal Rate of Return calculation since most calculated percentages were too large to be meaningful.
  • Toggle button added to hide or add columns as needed on the main cash flow report.  Any number of months can be presented up to the 12 months instead of having to show the entire 12 month projection.
  • Updated manual to reflect 11.0 & 11.1 new features.
  • Eliminated the third mortgage option to make the input easier and less "noisy."
  • Added "Excess Borrowings over Original Cost (if any)" line on report to account for when debt is borrowed greater than cost such as to pay for rehab expenses.

  • Added free PDF print writer.  Install this software to easily print, save or email reports in PDF format. 
  • Added Print Menu for central source to print any or all of the program's reports.
