The purchase price is a one-time fee for the license to use our software.  Tax updates are free for one year from the date of purchase, and software feature enhancements and improvements (upgrades) are free for six months. 

There are no required renewal fees; however, if
you wish to obtain the latest version after the six-month period has expired, you may do so at a cost of only $24.95 plus shipping.

Version 9.0.013:  The following features were added or modified. (released 6/9/2008)
  • Annual Rental Expense Increase Made Even More Flexible.  Option added to either increase total expenses by one annual percentage rate or assign individual annual rate increases per expense item.

  • Vacancy Rate Made Even More Flexible.  Option added to either enter one vacancy rate per year, or assign an annual vacancy rate for each year.  Option allows for significant lease-up and development scenarios.

  • Management Fee Option Expanded.  Apply a management percentage based on either:

    1. Gross Rental Income Method
    2.
    Net Rental Income Method (after vacancy)
    3. Gross Rental Income Method with Other Income
    4.
    Net Rental Income Method with Other Income

  • Goal Seek Option Modified.  Solve for required rental income (lease amount) for a specified Cash-on-Cash return goal for any year.  Calculated rental income requirement then discounted to today to determine the initial (or beginning) lease amount.

  • Expanded Future Property Improvement Option.  Place future improvements in any year up to 20 years.  Feature expanded from 10 years.  Tax depreciation is automatically calculated with income tax effects on sale and recapture automatically taken into consideration.

  • Down Payment Button Added.  Option added to use a drop-down menu to enter quickly enter a percentage of cost as the down payment, e.g. 20%, or enter the actual loan amount.

  • Formatting Changes.  Various improved formatting changes for input screens, reports and graphs.

  • APOD Enhancement.  Modified APOD to be populated by either the entered detail rental expenses or by the net total expenses entered using the “Alternative Input” method.

  • Date & Time Stamp.  Added to Cash Flow Analysis and Income Tax Analysis reports.

  • Modified the sensitivity analysis to allow for solving for purchase price (and other variables) when a capitalization rate is selected to value the subject property.
  • Modified partner schedule to allow for managing partner or limited partner to have:

    Cumulative or Non-Cumulative preferred returns, and to calculate a preferred return based on profit or partner's cash capital.

  • Added option to set disposition tax rates to zero for quick like-kind exchange analysis.

  • Added significant Goal Seek/Sensitivity Analysis functionality.  Solve backwards for purchase price, FMV & Rental Income based on your inputted required rate of return (IRR or MIRR).
  • Added Partner reporting schedule.  Solve and report a partner's share after managing partner's preferred return (if applicable).
  • Added Print Menu for central source to print any or all of the program's reports.
