Determine the Value of the Property and Avoid Overpaying. 

Did you know that a property rarely has an acceptable cash flow and rate-of-return based on the listing price?  If so, then how much should you offer?

With the Cash Flow Analyzer®, you can
easily determine the maximum price you can pay for that property to achieve your required rate-of-return.  What a great tool during negotiations!

You can also enter current asking price and see if the cash flow will cover the debt payments and expenses.  Determine the tax benefits from depreciation.  Easily adjust the property purchase price upward or downward to see the effects and determine the maximum you should pay. 

Enter the market Capitalization Rate (Cap Rate) and Gross Rent Multiplier (GRM) and determine the value of the property based on the rental income.
 

Goal Seek & Sensitivity Analysis. 

Quickly and easily solve backwards to determine what the actual purchase price, fair market  value, or beginning rental income must be to attain your required rate of return!

Example: You input information on a property with an asking price of $150,000.  The software computes a rate of return of only 6%.  You want to know what the purchase price should be to earn 15%.  You simply enter 15% into the Goal Seek and the program will solve backwards and tell you what that purchase price needs to be to obtain a 15% return!

 

Determine How Much Rent To Charge.

The Goal Seeking function allows you to solve backwards to determine the exact dollar amount of lease or rental income required to achieve your required rate-of-return.

You can also simply enter the property's information and determine what lease or rental income is needed to cover the property's expenses.  Easily increase or decrease the rent amount to see the effects on the bottom line.

Increase Annual Rental Income & Expenses.

Increase rental income and expenses annually by entering a single rate to be applied each year, or by entering a different rate each year.  You also have the option to increase specific expense items by different rates rather than by just the same rate, e.g. property tax increasing by 4% annually while insurance expense increasing only by 2%.

Management Fee Option

Enter a management fee percentage and choose to apply it based on either "Gross Rental Income" or "Net Rental Income" i.e. after vacancy expense.

Enter Annual Vacancy Rate

Enter one vacancy rate to be applied to each year, or assign a different rate per year.  This option is perfect for lease-up or development scenarios where the property will take many months before being fully rented or leased.

Forecast Your Property's Cash Flow For 20 Years.

Evaluate your rental property's performance over a 20 year time period.  A cash flow analysis is computed for each year along with a complete property sale computation.  You now can easily see how your investment would do at the end of each and every projected year.  These computations are summarized in an easy to read report and is graphed.

Show any number of years up to 20... e.g. you can show just years 1 through 4.
 
Determine The Best Year To Sell The Property.

The information generated from your analysis will help you determine the best year to sell the property. You will be able to compare the annual rate of return, cumulative cash generated and other ratios and financial information. Our software helps paint a picture for you and helps you forecast when the property may start underperforming. If the performance is below you requirements, that may suggest an exit from the investment.

Owning real estate in a self-directed retirement account can literally mean hundreds of thousands of dollars in additional profits from the tax-deferral and income tax-saving opportunities.  While we all know money can be saved, quantifying the savings has always been difficult.  No other investment software programs are available that takes into account the potential tax consequences of owning rental property in a self-directed retirement account.  MORE

Calculate a Rate of Return: Cash-on-Cash, IRR & MIRR  (or FMRR).

An internal rate of return (IRR) and modified internal rate of return (MIRR) are calculated for each year of the 20-year analysis ... not just for one year. This also helps you determine when you should sell the property by looking at the financial pattern created.

The calculation is a function of the initial investment you make compared to the cumulative cash flow generated. Easily determine if your required return on investment would be met.
Determine the Effects of Capital Improvements on Profitability.

Sure... that property looks like a great investment now, but what happens to your return if you have to replace the carpet, or roof? What happens to your cash flow? Can you afford it? Now you can easily project the effects by entering future improvements for any year of the 20 year analysis. Entered amounts can either be depreciated or immediately expensed.

You can also elect to have improvements adjust the fair market value of the property.
Currency Conversion.

Convert the dollar format to Euro format and apply a currency conversion amount to change the values of the input automatically.
 
Conditional Formatting.

Output turns red when numbers are negative.
Individual Partner Calculations & Reporting

Show individual partners their share of the profit and rate of return based on their invested cash.  This feature allows you to present individual investment return after a managing partner's or limited partner's preferred return.  The preferred return can be cumulative or non-cumulative and calculated based on profit or a partner's capital.
 
Enter up to Three (3) New or Existing Loans, and Refinance Loans Twice.

Place a loan in service in any month and any year... not just at the purchase date.
